PARTY WALL MATTERS

Party wall agreements are now requested by building control and must be in place before work begins. From notifying your neighbours of the works to writing an award and working with a neighbours own surveyor, I will guide you through the entire process and produce all documentation required.

Adding an extension to your home can be a relatively quick way of adding that extra space to improve the flow of your home, add a showpiece kitchen/diner or add facilities that aid mobility. A simple single storey extension will generally come within the bounds of Permitted Development. Although if you are looking for something ‘a bit more ambitious’ i.e. a double storey extension and/or a side return you will require Householder Planning Permission.

Extending into the roof of your property can result in a spectacular new space. Although in most cases, you do not require planning, due to the structural elements you will require detailed drawings and calculations for Building Control.

If you’d like to convert a property into a number of separate units; for example creating two maisonettes instead of moving out of your home, or developing a property into a House of Multiple Occupation (HMO), you will need full planning permission. This will require full technical drawings. You may request a feasibility study for your investors and it is advisable to organise a meeting with a planning officer to discuss the proposal before applying for planning.

You will generally require planning permission for a change of use for a commercial unit. This will include detailed information on compliance with health and safety regulations. There are some exemptions, but it is advisable to meeting with a planning officer before taking on such a project.

Generally a straightforward process - this type of extension is usually applied for under "Permitted Development". As well as advice on design and the application process. I provide:

Slightly more work required and the planning process a little longer under "Householder Planning". I provide:

Liaising with the LPA and BC in order to ensure planning goes through smoothly

Lots more structural design required with loft conversions - although planning is generally straightforward. I provide:
